Constructing a large-scale beer garden restaurant always comes with many challenges, especially when the project is located in an area with strict regulations. The construction project of The Gangs Airport restaurant in Go Vap is a typical example of this. With 1,600 m² of garden space combined with an existing 2-story building, let’s see how KenDesign transformed this site!
1. Site conditions before construction of The Gangs Airport Restaurant in Go Vap
1.1. Overall location
The Gangs Airport site has a total area of up to 2,100 m², including a 2-story building of about 500 m² and a surrounding garden area of 1,600 m². This is a significant advantage for the outdoor beer garden model that the The Gangs brand is aiming for.

1.2. Outstanding advantages
1.2.1. Strategic traffic location
The restaurant is located at the busiest five-way intersection in Go Vap District, with the frontage set back to create a spacious atmosphere. The wide sidewalk and convenient traffic access make it easy to reach while also creating opportunities to optimize eye-catching brand identity design.

1.2.2. Suitable surrounding environment
A special feature of this location is that it is mainly surrounded by similar service facilities, with very few residential houses nearby. This is a major advantage for an outdoor restaurant model with lively music in the evening, minimizing concerns about noise affecting nearby residents.
From the main road and the nearby overpass, potential customers can easily see the iconic “airplane wing” symbol of The Gangs Airport, creating a strong attraction effect.

1.2.3. Existing infrastructure of The Gangs Airport Restaurant
The 2-story building with a rooftop terrace, each floor approximately 400 m², is located in the middle of a 1,600 m² open area with trees and boundary walls. This is an ideal foundation to develop a multi-level beer garden concept without requiring excessive investment in new construction.

1.3. Challenges to overcome
1.3.1. Strict height regulations
Being located near Tan Son Nhat Airport means rigid limitations on building height and outdoor design. The design team had to ensure compliance with regulations while still creating an attractive space where diners could enjoy their meals and watch airplanes land.

1.3.2. Technical systems lacking documentation
The existing building structure had no detailed drawings of the water supply, drainage, and wastewater treatment systems. This was a difficult problem that required the construction team to conduct thorough surveys and propose optimal solutions to ensure smooth operation of the restaurant.

2. Investor’s expectations and requirements
2.1. Expanding the brand into a new area
Unlike previous branches that focused on central districts, The Gangs Airport marks the brand’s expansion into Go Vap District, an area with different spending power but strong growth potential. The investor expected to spread the “Gangsta” spirit to the community that loves beer and dynamic spaces.

2.2. Maintaining brand identity while creating differentiation
The project needed to retain The Gangs’ signature concept to ensure system-wide consistency, while also having its own unique signature elements. When entering The Gangs Airport, customers must immediately recognize it as a new branch with a distinct identity, not a repetition of existing locations.

2.3. Investing in quality within a reasonable scope
The investor was willing to invest in quality materials to provide the best possible experience for customers. However, balancing quality and budget was also prioritized to ensure long-term business efficiency.

3. Three key challenges during construction
3.1. Compliance with regulations near the airport
This was the biggest and most consistent challenge throughout the project. Every design and construction decision had to be carefully calculated to avoid violating regulations on building height and aviation safety factors.

3.2. Handling old infrastructure without drawings
The existing building had a water supply and drainage system but lacked technical documentation. This placed the construction team in a difficult position, requiring them to:
-
Survey the entire existing system
-
Evaluate operational capacity and load
-
Renovate and upgrade it to suit the new operational scale
- Ensure no impact on the main structural framework
3.3. Balancing aesthetics and operational functionality
For a large-scale beer garden model, creating a visually appealing space is not enough. The project had to ensure:
-
Convenient circulation for both customers and staff
-
Sound and lighting systems suitable for events
-
The ability to serve a large number of customers at the same time
-
Easy cleaning and maintenance

4. KenDesign’s comprehensive construction solutions
4.1. Smart site handling strategy
Instead of completely rebuilding or demolishing the existing structure, KenDesign chose an optimal approach:
Retaining and upgrading the existing building:
-
Renovating both floors to create different functional zones
-
Floor 1: Bar area, cashier, and additional seating for customers

-
Floor 2: Kitchen area and customer seating

Maximizing the 1,600 m² garden area:
The surrounding area was not built up further but was transformed into an open space, a signature feature of The Gangs. This was a bold but correct decision, creating a major difference compared to other locations.
4.2. Space optimization solution – quality over quantity
Layout philosophy:
Although the 1,600 m² area could accommodate many more tables and increase serving capacity, the architects and construction team chose a different direction: prioritizing customer experience.
Reasonable zoning:
-
Wide and comfortable spacing between tables
-
Open space allowing customers to interact and move freely
-
Stage area positioned so all seating has good visibility

Smart circulation:
-
Clear customer flow from entrance to seating areas
-
Separate staff service routes without intersecting customer paths
-
Bar and kitchen designed to optimize workflow
-
Emergency exits and safety ensured according to standards

4.3. Specialized construction solutions in Industrial style
Material selection:
The industrial style requires raw yet durable materials:
-
Exposed steel structures treated with special anti-rust coating for outdoor conditions
-
High-quality pine wood selected to increase load-bearing capacity
-
Polished concrete used for flooring, both durable and easy to clean
-
Classic bricks combined with natural stone as accents

Comprehensive detail treatment:
One special feature of the project was that no corner was overlooked:
-
Restrooms were also decorated in the same industrial concept
-
Water pipes were painted in uniform colors instead of being concealed
-
Even the smallest corners were carefully finished to provide a consistent experience

Lighting and colors according to design:
-
Edison string lights create a warm atmosphere
-
Spotlights emphasize key areas
-
RGB LED lights for the stage and bar area
-
Natural daylight is maximized during the day
-
Main color palette: black and wood brown
